Important Information Regarding the Grantham Reconstruction Area – Development Scheme – Implementation of a Building Envelope Plan (Amended Setback Requirements)
The Grantham Reconstruction Area Development Scheme was created by the Queensland Reconstruction Authority to guide the future development of the area as part of the ‘Strengthening Grantham’ Project. In collaboration with the desired outcomes of the Scheme, Lockyer Valley Regional Council undertook a Reconfiguring of Lot and subsequent Operational Works application to establish the new lots to form the Estate. The Development Scheme stipulated that in the Local Centre Zone area and the Residential Living Zone area, the required setbacks were 6 metres for front boundary setbacks and 3 metres for side and rear boundary setbacks. In order to align the outcomes of the Scheme with that of the Queensland Development Code, Council made an application to modify the Reconfiguring of Lot Approval to include a Building Envelope Plan which shows that any development on the new lots in the designated zone are to occur in accordance with the provisions of the Queensland Development Code for property setbacks where a 6 metre front setback and 1.5 metre side and rear setbacks is required.

Plan Sealing Policy
Council has adopted as of the 1st March 2011 a Plan Sealing Policy. This Policy must be complied with for lodgement of the Plan of Survey and associated documentation. You will need to complete the following documents:

Update on Adopted Infrastructure Charges
As part of the State Planning Regulatory Provision (SPRP) the Council has resolved to adopt infrastructure charges from 1 July 2011.

Update on Planning Scheme
As part of the drafting the new planning scheme a Strategic Framework has been prepared. The Strategic Framework builds onto the Statement of Proposals and Issues Papers which have already been adopted by Council.
The Strategic Framework sets policy direction for the Planning Schemeand forms the basis for ensuring appropriate development occurs within the planning scheme area in accordance with the Statement of Proposals and Issue Papers.
