Development Searches and Certificates
Request for Development Information
You can request a range of development information from Council. This information can be helpful if you are intending to purchase a property or lodge a development application with Council. The information available is outlined in the table below. Fees are payable based on the information requested.

| Flood Information | Flood Information including Defined Flood Level (DFL), flood depth, velocity and flood hazard data, if available, for a nominated location and relevant requirements of the Planning Scheme (if proposed development is identified). |
| Stormwater | Plan of any stormwater main or drain within or adjacent to the property, including approved connection point and any limitations on capacity. |
| Zoning and overlays | Details of zoning and the following overlays for the land: - Steep land overlay - Bushfire hazard overlay - Biodiversity overlay - Cultural heritage overlay (including details of any Local heritage place) |
| Current use of the land | - A list of current development approvals. Approval documents for a specific building or a specific use of the land. |
| Copies of Certificates for Building works | - Compliance certificates (Form 15) for building design
or specification.
- Final inspection certificates (Form 21) for single detached class 1a and class 10 buildings on the land. - Certificates of classification for buildings on the land. |
| Drainage plans | - Plan of sanitary drain in the property. - Hydraulic services plans for existing commercial buildings. |
| Show cause notices and Enforcement notices | Details of any current and/or relevant show cause and enforcement notices relating to the land. |
| Proposed development of land | Details of any approvals required for proposed development, including requirements of the Planning Scheme for any Accepted development that may be relevant, e.g. setbacks, car parking spaces, water storage tanks. |
This information can be requested by completing a Request for Development Information form. Council's preferred method of lodgement is via email to mailbox@lvrc.qld.gov.au. Alternatively, requests can be lodged at Gatton or Laidley Customer Service Centres, or sent in the post to Lockyer Valley Regional Council, PO Box 82, Gatton QLD 4343.
For multiple properties, a separate request is needed for each individual allotment (Lot/Plan). Fees payable are per lot.
Council allows 10 business days for responding to requests for development information.
Planning and Development Certificates
Planning and Development Certificates provide information about the planning controls and development approvals for a property. There are three types of Planning and Development Certificates:
- Limited Planning and Development Certificate;
- Standard Planning and Development Certificate; and
- Full Planning and Development Certificate.
The type of information that is provided in each of these certificates is set out in Schedule 23, Section 71 of the Planning Regulation 2017. Refer to Fact Sheet: Planning and development certificates.
Please download and submit an Application Council Searches form and email to mailbox@lvrc.qld.gov.au or lodge an Online Services Application along with relevant payment as set out in Council's current Fees and Charges.

Information available free of charge on Council's website
The following development information is available free of charge on Council’s website.
- Information on development applications made to Council since 2014, including documentation, can be found using Online Services - Track an Application.
- The Flood Information Portal (FIP) provides information on whether the land is included in the Flood hazard overlay and enables users to immediately obtain specific flood data at selected locations on a property (where available).
- The zoning and overlays for a property can be found using Planning Scheme interactive maps. Overlays include Biodiversity (conservation and vegetation areas), Bushfire hazard, Cultural heritage, Infrastructure, Scenic landscape overlay, Steep land overlay and Waterways and water catchment. A User Guide for the Planning Scheme portal is available.
- Local heritage places are included in the Cultural Heritage overlay of the Planning Scheme. Further information on Local heritage places is provided in Planning Scheme Policy SC6.3 Appendix 1.
Information not available from Council
Council does not hold information on the following matters:
- Contaminated Soil - A Contaminated Land Search can be conducted through the State Government’s website to determine whether land is included on either the Environmental Management Register or Contaminated Land Register.
- Reticulated water and sewerage networks - Contact Urban Utilities for information on water and sewerage mains.
- Easements - A Land Title Search can be conducted through Titles Queensland: Online Title and Image Search.
- Mine Subsidence Areas - A search can be done through Queensland State Archives - Mining Records.
- Land Slip Area - Council does not have information on landslip areas.
- Acid-Sulphate Soils - A qualified geotechnical consultant can provide advice in relation to acid-sulphate soils.
- Airport Height Limitations - Please contact the relevant aviation authority for airport height limitations.
